Selective demolition and new construction of ±6,750 sf office interior for ±30 Anti-Racism Directorate staff. Scope of work included new interior finishes throughout the space, private offices, workstations with height adjustable tables, break-out rooms, wellness room, kitchen, two large meeting rooms, filing storage, millwork, elevator lobby and relocation of IT LAN room. New electrical CAT 6 cabling, fire alarm, Lutron eco-dimming system, lighting, phone and IT services were provided. The existing HVAC and sprinkler systems were modified to suit the new layout. Audio visual technology was installed in all meeting rooms. A motorized vertical retractable operable partition with dry erase capabilities was provided in the large executive boardroom, which allowed for room splitting capabilities. Structural engineering was provided for this operable partition. PC 350 white aluminum frames with glazing and privacy film was installed for all private office fronts. Move services consultation was provided for staff contents coming in from different sites. New systems furniture from Teknion was procured along with seating. The construction was phased to ensure egress to the building’s fire exits and the elevator lobby were maintained for the rest of the occupied floor during construction. Detailed planning and coordination with the base building landlord was required throughout design and construction. Signage and wayfinding conforming to AODA standards were installed throughout the space.
